What this website is
This is the website of a single property company. Every listing published here is ours, or is sold under our direct mandate. It is not a marketplace: no third party can publish a listing on this site.
Listings are an invitation, not an offer
Prices, plot sizes, lease terms and photographs are given in good faith and are believed correct when published. They are indicative. Nothing on this site is an offer capable of acceptance, and no contract comes into existence until terms are agreed in writing and signed by both parties.
Sizes are approximate. Photographs show a property at a point in time and may include furnishings or landscaping not included in a sale.
Ownership in Zanzibar
Freehold land ownership does not exist in Zanzibar. All land is public land, and property is held either on a long-term lease or, for qualifying developments, under a condominium unit title. Each listing states which applies.
Nothing on this website is legal advice. The remaining term of any lease, the conditions attached to renewal, and what a foreign buyer may hold in their own name must be confirmed with us in writing, and independently with your own lawyer, before you commit money.
Submitting a property to us
The "sell with us" form is a request for us to consider a property. It is not a listing tool. Submitting a property creates no obligation on either side, does not publish anything, and does not appoint us as your agent. We will contact you to discuss terms if we are interested.
Enquiries
When you send an enquiry we will use your details to reply, as described in our privacy policy. Do not send confidential documents through the website forms.
Construction services
Descriptions of our construction work are illustrative. Any building work is governed by a separate written contract, drawings and costing, not by anything on this page.
Accuracy and availability
We try to keep the site accurate and available, but we do not guarantee that it will be uninterrupted or error-free. A property shown as available may already be under offer.
Content
The text, photographs and design of this site belong to us or are used with permission. Please do not republish listing photographs elsewhere without asking.
Governing law
These terms are governed by the laws applicable in Zanzibar, Tanzania.
