Our story
We are the owner, not the middleman
Every property on this site belongs to us or is sold under our direct mandate. There is no third-party agent between you and the person who can answer your question, and no listing here that we have not stood on ourselves.
What that means for you
- One source of truth. Prices, sizes and lease terms come from our own records.
- No listing fees, no bidding wars. You deal with us, at the price shown.
- Paperwork we have done before. Leaseholds and condominium unit titles are the two routes that exist in Zanzibar, and we have completed both many times.
Sales and construction
We sell plots, villas and houses across Unguja and Pemba, and we build. Clients who buy land from us frequently come back to have us construct on it, which means one team is answerable for the plot, the plans and the finished building.

How we work
We own what we sell
No third-party listings, no properties we have never stood on, and no markup added by someone who has only seen photographs.
Paperwork, plainly
Leasehold and condominium unit title are the two routes that exist here. We put the terms in writing and expect your lawyer to read them.
We say no
If a plot will not support what you want, or your budget does not reach the coast you have in mind, we tell you before you fly out.
We are still here afterwards
Most of our construction clients are people who bought land from us first. That only works if the first transaction was honest.

I have walked every plot on this site. If I would not buy it myself, it is not listed here.
Hamad Salum · Founder and managing director
Hamad has been buying, selling and building on Zanzibar land for over fifteen years. He started the company after watching too many overseas buyers pay agency markups for plots nobody had visited, and sign lease terms nobody had explained to them. He still handles the first conversation with every serious buyer himself.
