Step 1

Step 2
We meet you on the island and visit shortlisted plots together. You see the access road, the neighbours and the ground conditions yourself.
Step 3
We give you the lease term or unit title in writing, and we expect you to have your own lawyer read it. Nothing is signed on trust.
Step 4
We handle the local approvals. If you are building, the same team carries on from survey to handover.

Not freehold — that does not exist here for anyone, including Tanzanians. All land is public land. What a foreign buyer can hold is a long-term lease, or a condominium unit title on a qualifying development, which can be held in your own name without setting up a company. Every listing on this site says which one applies.
They commonly start around 33 years and are renewable, and many of our plots are offered on 99-year terms. The remaining term matters more than the headline number, so we give it to you in writing before you commit.
For a condominium unit title, no — you can hold it personally. For some leasehold arrangements a company or an investment certificate is involved. We will tell you which route your specific property needs, and you should have your own lawyer confirm it.
Less than Europe per square metre, but not as little as people expect, and importing finishes is what moves the number. We give a line-by-line budget before you spend anything on drawings.
Yes, and many owners do. Tell us at the design stage if that is the plan — it changes room count, plumbing zoning and which finishes survive turnover.
No. We are the owner or the mandated seller, so the price you see is the price. There is no agency layer taking a cut on top.
